Fisher Island New Construction Condos & Luxury Real Estate

Expert market insight from Ron Eppinger Jr, Miami Real Estate Specialist | 20+ years South Florida luxury experience

Fisher Island is a 216-acre private island located just south of Miami Beach, accessible only by private ferry, boat, yacht, or helicopter. It is consistently recognized as one of the wealthiest zip codes in the United States, and for good reason: the island combines ultra-exclusive residential living with resort caliber amenities, deep water marina access, and complete privacy from the mainland. Originally part of the southern tip of Miami Beach, the island was separated by the creation of Government Cut in 1905 and has since evolved from a private estate into one of the most coveted residential enclaves in the world.

What sets Fisher Island apart from every other luxury market in South Florida is its inherent scarcity. The island has a finite number of homesites and condominium units, no public access, and a community of roughly 700 families who value discretion above all else. Whether you are drawn to waterfront condominium living, custom single family estates, or the newest preconstruction offerings, Fisher Island delivers a caliber of residential life that is simply not available anywhere else in the region.

The Fisher Island Lifestyle

Life on Fisher Island is often compared to living at a five star resort full time. The island is home to the Fisher Island Club, a private membership community that provides residents with an extraordinary range of amenities. The P.B. Dye designed, 9-hole championship golf course is ranked among the top short courses in the country, winding through the island's lush tropical landscaping with views of Biscayne Bay and the Atlantic Ocean. Two deep water marinas accommodate vessels up to 250 feet, making it a natural home for yacht owners and boating enthusiasts.

The Beach Club features one of the only truly private beaches in South Florida, with attentive staff, beachside dining, and cabana service. For tennis and racquet sport players, the island offers 16 courts across all four Grand Slam surfaces, along with dedicated pickleball and padel courts. The Spa Internazionale is one of the most expansive private spa facilities in the region, featuring a saltwater pool, infrared sauna, full service salon, and a Technogym equipped fitness center.

Dining options on the island range from casual poolside fare to formal waterfront restaurants, all reserved for residents and their guests. Additional lifestyle amenities include the Vanderbilt Theater for private screenings and cultural events, The Cove kids' club, a bird aviary, and a network of cart paths that connect the entire island. Most residents navigate Fisher Island by golf cart, reinforcing the relaxed, insular atmosphere that defines daily life here.

Notable Existing Residences

Fisher Island waterfront residences viewed from the water

Fisher Island's existing inventory includes some of the most architecturally distinguished condominium buildings in South Florida. Palazzo Della Luna, completed in 2019, is the island's most recent delivered luxury condominium and set a new standard for finishes and amenity programming on Fisher Island. Palazzo Del Sol, completed in 2016, offers expansive waterfront residences with panoramic ocean and bay views. Palazzo Del Mare, delivered in 2007, remains one of the island's most sought after addresses. Other established communities include Bayview, Bayside Village, Oceanside, Seaside Village, Seaside Villas, Valencia Estates, Harborview, and Marina Village, each offering a distinct living experience within the island's broader ecosystem.

Market Overview & Investment Context

Fisher Island operates in its own tier of the South Florida luxury market. The combination of absolute scarcity, no public access, and a global roster of ultra high net worth residents creates a demand profile that is fundamentally different from mainland markets. Inventory on the island is chronically limited, and new development opportunities are nearly exhausted. When finished units do come to market, they trade at price points that reflect both the quality of the product and the irreplaceable nature of the location.

The island has attracted buyers from across the world, drawn by Florida's favorable tax environment, the privacy that comes with ferry only access, and the quality of life that the Fisher Island Club delivers. For investors and end users alike, the scarcity factor is the defining characteristic of this market. There are very few places in the world where you can live on a private island with world class amenities, deep water docking, and a 10-minute boat ride to South Beach.

Location & Accessibility

Aerial view of Fisher Island waterfront and marina

Fisher Island sits at the mouth of Government Cut, the shipping channel that separates Miami Beach from Virginia Key. The island is approximately 10 minutes by private ferry from the Fisher Island Ferry Terminal on the MacArthur Causeway, which connects to both Miami Beach and mainland Miami. Miami International Airport is roughly 25 minutes by car once you reach the mainland, and Fort Lauderdale-Hollywood International Airport is about 45 minutes north. South Beach, Brickell, and Downtown Miami are all within easy reach by car or boat once across.

The ferry operates 24 hours a day, seven days a week, exclusively for residents, their guests, and authorized personnel. There is no bridge access and no public transportation to the island. Residents can also arrive by private yacht or helicopter. This controlled access is one of the primary reasons Fisher Island maintains its exceptional level of privacy and security.

Honest Pros & Cons

Advantages

  • Unmatched Privacy and Security: Ferry only access means no uninvited visitors, no through traffic, and a level of residential security that is nearly impossible to replicate on the mainland. The island's controlled entry system operates around the clock.
  • World Class Amenities on Site: From the championship golf course and deep water marinas to the private beach club, Spa Internazionale, and multiple dining venues, Fisher Island provides a complete lifestyle without ever leaving the island.
  • Extreme Scarcity: With only 216 acres and a finite number of residences, Fisher Island real estate is among the most supply constrained in the entire country. New development sites are nearly exhausted, which fundamentally supports long term value.
  • Proximity to Miami: Despite feeling completely removed from urban life, Fisher Island is just minutes from South Beach, Downtown Miami, Brickell, and two international airports. You get island living without geographic isolation.

Considerations

  • Ferry Dependency: Every trip on or off the island requires the private ferry, boat, or helicopter. While the ferry runs 24/7, the logistics of island access add a step to daily routines that some buyers may find inconvenient, particularly for those who commute frequently.
  • Premium Price of Entry: Fisher Island is one of the most expensive residential markets in the United States. Entry level pricing is significantly higher than comparable waterfront locations on the mainland, and club membership and association fees add to the overall cost of ownership.
  • Limited Commercial and Retail: The island is primarily residential with limited on site retail and commercial services. For shopping, medical appointments, and most errands, residents need to travel to the mainland.
